2. Description of Services
Nationwide Home Loans, Inc. is a licensed mortgage lender and broker providing comprehensive home financing services.
2.1 Services Offered
- Purchase Loans: Financing for purchasing primary residences, second homes, and investment properties
- Refinancing: Rate-and-term refinancing, cash-out refinancing, and debt consolidation
- Specialty Loans: VA loans, FHA loans, USDA loans, jumbo loans, DSCR loans, bank statement loans, stated income loans, fix-and-flip financing
- Reverse Mortgages: Home Equity Conversion Mortgages (HECM) for eligible seniors
- Home Equity Products: HELOCs and home equity loans
- Commercial Financing: Commercial real estate and business financing through affiliated entities
- Owner Finance Lease Programs: Alternative financing solutions

2.2 Service Limitations
Important: We do not guarantee loan approval. All loan applications are subject to underwriting approval, credit verification, property appraisal, and compliance with federal and state lending regulations. Rates, terms, and program availability are subject to change without notice.
2.3 Licensing
Nationwide Home Loans, Inc. is able to lend in all 50 states. Our NMLS # is 331347. Individual loan officers hold separate state licenses as required by law.
3. Eligibility and User Requirements
3.1 Age Requirement
You must be at least 18 years of age to use our services and enter into legally binding contracts. By using our services, you represent and warrant that you are at least 18 years old.
3.2 Legal Capacity
You must have the legal capacity to enter into binding contracts. You represent that:

You may opt out of marketing communications at any time, but you cannot opt out of transactional or legally required communications.
5. Loan Application Process
5.1 Application Submission
When you submit a loan application, you authorize us to:
- Obtain your credit report from one or more credit bureaus
- Verify your employment, income, and assets
- Contact references and third parties you've listed
- Order property appraisals and title reports
- Share your information with potential lenders and investors
- Submit your application to multiple lenders to find the best terms
5.2 No Guarantee of Approval
Important Disclosure: Pre-qualification and pre-approval are not guarantees of final loan approval. Final approval is subject to satisfactory completion of underwriting, appraisal, title work, and verification of all information provided.
5.3 Rate Locks and Quotes
Rate quotes and estimates are:
- Subject to change without notice until formally locked in writing
- Based on the information you provide at the time of quote
- Dependent on current market conditions
- Contingent upon final underwriting approval
- May expire after a specified period (typically 30-60 days)
5.4 Processing Timeline
While we strive to close loans efficiently, timelines are estimates only and may be affected by:
- Completeness and accuracy of your application
- Third-party delays (appraisals, title work, employment verification)
- Underwriting requirements and conditions
- Market volume and lender capacity
- Complexity of the transaction
5.5 Withdrawal and Cancellation
You have the right to withdraw your application at any time before closing. However, you may be responsible for third-party fees already incurred (appraisal, credit report, etc.). We reserve the right to cancel or deny any application at our discretion.
6. Fees and Payment Terms
6.1 Fee Disclosure
All fees associated with your loan will be disclosed in your Loan Estimate (LE) and Closing Disclosure (CD) as required by the Truth in Lending Act (TILA) and Real Estate Settlement Procedures Act (RESPA).
6.2 Types of Fees
Fees may include, but are not limited to:
- Origination Fees: Lender and broker fees for processing your loan
- Application Fees: Upfront fees to process your application (if applicable)
- Third-Party Fees: Appraisal, credit report, title insurance, survey, inspection fees
- Prepaid Items: Property taxes, homeowners insurance, HOA dues

Fee Tolerance Rules
Under RESPA, certain fees cannot increase by more than 10% between the Loan Estimate and closing. We will provide updated disclosures if fees change significantly.
6.4 Payment of Fees
Most fees are paid at closing and deducted from your loan proceeds or paid via wire transfer. Some fees (like appraisal) may be due upfront. Non-refundable fees will be clearly disclosed.

We encourage you to shop around and compare loan offers. Our Loan Estimate allows you to compare our offer with those from other lenders.

Each party will bear its own attorneys' fees unless otherwise awarded by the arbitrator. We will pay AAA/JAMS filing fees for claims under $75,000.
